Creating value through
land lease communities
About Abode Homes
An Introduction to Abode
The Abode Group of companies develop, own and operate land lease communities to meet the growing demand for affordable housing solutions. Abode is focused on building dynamic and liveable communities that offer significant value for residents and investors alike.
North America is currently experiencing an affordable housing crisis. Almost half of all Americans are cost-burdened and the cost of housing has risen sharply in comparison to other living expenses. Historically, land lease communities have offered a reliable annual rate of return thats roughly double the average US real estate return and are seen as being recession and inflation proof.
In 2017, analyst Green Street Advisors reported that the manufactured home sector was the only major real estate asset class that had not experienced a year-over-year decline in net operating income in any year since 2000. Green Street viewed manufactured home communities as offering the most favorable return profile among all property sectors (including apartments, office buildings, retail, hotels, industrial, and self-storage).
As demand for affordable housing surges, Abode is well positioned to capitalize on such demand and offer high quality lifestyle communities that are suitable for young professionals, families, retirees and holiday makers.
Why Land Lease Communities?
What is a Land Lease Community?
Land lease communities allow residents to own their homes while leasing the land, offering the best of both worlds: affordability and a community atmosphere. By choosing a land lease community, residents can enjoy the benefits of homeownership without the hefty price tag. Whilst community owner’s manage the community and collect rent and various fees monthly.
Affordable and Community-Focused Living
One of the biggest advantages of a land lease community is its affordability. Since residents are purchasing the home but leasing the land, this arrangement reduces upfront costs and makes owning a home more accessible. This makes homeownership far more accessible for those on a budget, such as retirees, families, or first-time buyers. Additionally, many land lease communities offer shared amenities such as parks, walking trails, sporting courts, and clubhouses, fostering a sense of connection and convenience for residents. Some benefits for residents include:
• Lower purchase price compared to traditional real estate.
• Reduced property taxes since residents don’t own the land.
• Affordable monthly rent payments compared to high mortgage costs.
• For those looking to stretch their housing budget without compromising on quality, land-lease communities offer a smart and cost-effective solution.
